Beyond Airbnb

Beyond Airbnb

Airbnb is around 44% of the global short-term rental market — every property we manage is also listed on Booking.com and Vrbo, not just one platform. (Skift Research, 2024)

Wider Reach

Booking.com and Vrbo add a further 27% of the market between them — demand an Airbnb-only listing misses entirely. (Skift Research, 2024)

Questions

Frequently Asked Questions

Is there a minimum contract length?

No. The agreement runs on a 30-day rolling notice period from either side — there's no minimum term or lock-in.

What happens after my first 90 days?

Your rate moves from the introductory 15–17% to the standard 20% automatically, as set out in your agreement from day one. No renegotiation, no action needed from you.

Can I leave if it's not working out?

Yes — either side can end the agreement with 30 days' written notice, at any time.

What happens if one of you is unavailable?

Mossmere is run by two founders — if one of us is away, the other covers your property directly, so management is never interrupted. We also have a trusted network of local contacts and tradespeople across the area, so from urgent repairs to routine property needs we have the right people on hand to resolve issues quickly.

What if a guest damages the property?

We photograph every property before cleaning begins after each stay, so there's always clear evidence of its condition. Genuine damage is claimed through Airbnb's AirCover (or the equivalent process on Booking.com/Vrbo), which covers up to £3 million in property damage. Anything beyond what's recovered falls to your own specialist STR insurance — which is why we ask every owner to have it in place.

Is there a minimum-stay policy?

Yes — 3 nights in peak season (school holidays and bank holidays), 2 nights the rest of the year. For last-minute availability, we'll often accept shorter stays to fill a gap rather than leave a property empty.

Do your fees include VAT?

No — Mossmere is not currently VAT-registered, so the percentages quoted above are the full amount you pay, with nothing added on top. If that changes in future, we'll give existing owners clear advance notice before any change takes effect.

When do I get paid, and how?

We pay out monthly, on a fixed cycle — within 7 business days of month-end, usually 5 — covering all revenue we've actually received from the platforms by that point. Airbnb and Vrbo revenue is almost always in by then. Booking.com pays management companies around the 15th of the following month, so bookings from that platform are included in the next payout cycle rather than the same one — this is flagged clearly on your monthly statement so it's never a surprise.

What happens to bookings that are already confirmed if I give notice?

Any booking confirmed to start within your 30-day notice period will be honoured — we don't cancel guests on you, since that damages your Airbnb rating and standing. For bookings confirmed further out, beyond your termination date, we'll talk it through with you: you can choose to have them transferred back to you (or a new manager) to fulfil, or cancelled through Airbnb's official host-cancellation process if that's what you'd prefer.
