This website is operated by Mossmere Properties Limited ("Mossmere", "we", "us", "our"), a company registered in England and Wales under company number 17379644. Our registered office is at 68 Curly Hill, Ilkley, England, LS29 0BA.

What information we collect

We collect information in two ways.

Directly from you, when you use our contact form. This is: your name, email address, phone number (if you provide one), the location of your property (if you provide one), and whatever you write in your message.

Automatically, via analytics — but only if you accept analytics cookies when prompted. If you accept, Google Analytics collects information about how you use this website: pages visited, time spent, approximate location (derived from your IP address, not your exact address), device and browser type, and how you arrived at the site. If you decline, none of this is collected.

How we use your information

We use the information you send us through the contact form to respond to your enquiry, discuss managing your property, and, if you decide to proceed, to set up and manage our working relationship with you. We use analytics information, only where you've consented, to understand how visitors use the site and to improve it. We do not use your information for any other purpose, and we never sell it to anyone.

Our legal basis for processing your information

Where you submit the contact form, we process your information because it's necessary to take steps at your request before entering into a contract with us, or because you've given us your consent by choosing to send it to us. Where we use analytics cookies, we do so only with your consent, which you can withdraw at any time.

Who we share your information with

We use a small number of service providers to run this website, who process data on our behalf.

Netlify, who host this website and process contact form submissions (Netlify Forms).

Google (Google Analytics), only if you accept analytics cookies.

We do not share your information with anyone else, and we never sell it.

How long we keep your information

If you contact us and don't become a client, we keep your enquiry for up to 24 months so we can follow up or respond to any further questions, then delete it. If you become a client, we keep your information for as long as we manage your property, and afterwards for as long as we're required to by law — UK tax rules, for example, generally require financial records to be kept for 6 years. Analytics data is retained according to Google's own default retention period, currently 14 months.

Your rights

Under UK data protection law, you have the right to ask us: what personal data we hold about you and why; to correct it if it's inaccurate; to delete it; to restrict how we use it, or to object to us using it; to receive a copy of it in a portable format; and, where we rely on your consent, to withdraw that consent at any time. Cookies

This site uses analytics cookies from Google Analytics, but only once you've accepted them via the cookie banner shown on your first visit. If you decline, no analytics cookies are set. You can change your mind at any time by clearing your browser's cookies for this site, which will show the banner again on your next visit.

If you're unhappy with how we've handled your personal data, we'd like the chance to put it right — contact us at the email above. You can also complain directly to the Information Commissioner's Office (ICO), the UK's data protection regulator, at ico.org.uk or by calling 0303 123 1113.

Changes to this policy

We may update this policy from time to time — for example, if we start collecting information in a new way. Any changes will be posted on this page, with an updated date at the top.
